In addition to the initial purchase cost, there is one other expense component to DVC ownership—maintenance fees. Maintenance fees are designed to cover the operating expenses of the resort. As “owners” at a DVC resort, it is our responsibility to pay for the costs associated with managing and maintaining that resort. Maintenance fees are expressed in value commensurate to the number of points owned at a specific resort. Thus, an individual who owns 320 points at Animal Kingdom Villas will pay twice as much annually as an individual with only 160 points. Historically, maintenance fees have increased anywhere from 2.3 - 4.4% annually (that's $.09 - $.18 per point per year). According to legal documents, DVC may not raise maintenance fees by more than 15% in a given year without owner approval. |
