Happened to me - twice. Last year I was on the wait list and found great contracts via resale. Both got bought back.

To add insult to injury, the very day the first one got bought back, my guide called me that night to tell me they were getting points for my UY and I should have them in my account in a few days. I could almost hear him chuckling over the phone.

Well, we didn't get all we wanted, so we stayed on the wait list and the second time we got bought back we never heard from our guide. In fact, that weekend I was on the phone with MS and the CM said you have XXX points at VCG n 2 contracts, which do you want to use? I thought I had only one contract. Turns out my points hit my account - no call then or ever from my guide that they became available.

BTW, at the same time this was happening to me, another poster had the same thing happen to her as well. In fact, her resale contract that was ROFR'd was actually at a higher price than another person's who passed that same week.

Does it change things at all if the contract has no 2012 points available, i.e. a somewhat stripped contract? Points are not available until June 2013.

Would Disney be able to "add back" the June 2012 points somehow? If not, would they then be able to sell a direct contract without current year points?

I'm far from an expert, but from what I've read on a couple of forums, no one knows why DVC buys back some and passes on others. UY, # of points, selling price of the contract, who pays closing costs, stripped or loaded.

I THINK I saw somewhere that if the contract is stripped DVC can still resell it by the same internal magic that also lets them combine and divide ROFR'd contracts to meet wait list requests.

I'm sure someone with more knowledge than I will chime in with a better response.

I went on the direct waitlist in February 2012. I was also looking at resale sites and I had an offer accepted on a resale contract in early April. My guide called in late April, letting me know they had found 160 points for me with a June UY.

The timing allowed me to wait and see whether or not my resale offer passed ROFR, which it did. I took the resale contract at $90/pt over the direct contract at $130, since both had all 2011 points. I think comparing a stripped contract to a loaded direct contract makes things more difficult.

Obviously, people ROFR themselves, but then others do not. For me, resale worked out even though I was on the direct waitlist. Perhaps that was only because my waitlist had been "filled" before I declined the offer.

My guide recently quoted a price of $130/point. Then again, he also told me that he is unable to see how long the waitlist is. I'm surprised that your guide would give you a print out of it. I would think there would be privacy issues with doing that.

The guide quoted me a price of $130 per point for direct purchase.

While she called up the waitlist on her computer screen, and I could see it at a distance, I could not make out any of the names, nor did she offer me a printout, so there were not really any privacy issues.

There was no cost or deposit when I was put on the waitlist. However, the guide has my credit card number on file, and she said if they find the points I am looking for when they get to my spot on the waitlist, they will automatically charge me a $500 deposit. I would then be notified and be able to continue the purchase at that time.

True. No deposit required.

However, make sure your guide knows you expect a call before they automatically sell you the points and charge your card.

My second purchase, I specifically told my guide, via phone and email, that we weren't sure how many points we really wanted, and gave a range. He said it was OK to do that and in fact it was a good idea since then they call you when the upper range is available and you can take fewer points. Moving up, however, is difficult since points are spoken for quickly.

So, as I posted earlier, we never got a call from him. Year later, still no call, in fact. We found out Disney had hit our credit card for the upper amount of points in the range we gave him. No one ever called to ask how many points we wanted; if we had changed our minds completely; if that card could handle the charge (it was months after we went on the list and things happen).

We only found out we had the new points, at the uppermost level we had told him we'd consider, through a lucky call I made to MS on another topic and the CM told me the points were there.

So beware. I don't know if was just my guide or if they figure once you get the points you won't complain since you'll be so happy to be off the list.
