Default Update

Update: apparently I offered too much

The contract was accepted as offered. Here are the details (working with Kinn):

SSR 100pts, Sept UY. All 100 pts coming in Sept.
Asking: $65; Offered: $57
I'm paying closing and 2012 fees

My guess is that I could have done better regarding the 2012 fees and/or closing, given that there was no counter. But this is my first time, so I expect I'll have lots of lessons learned.

Anyway, I expect that we'll spend lots of time poring over the contract, but given that so many of you have worked with this company without issues, I don't expect we'll have too much trouble, and then it's (how does it go?) "off to the monkey". LOL.

I have not been happy with communicating with Rachel. My sister walked away from a sale because of Rachel. It may not be the norm, but if I'm suggesting Fidelity, I'm suggesting Sharon.

Julie, Congrats. You got what you wanted for the price you wanted. Next time, you can go for the super low ball..

I've been following the ROFR threads here, and have studied the database here that contains the prices on the accepted contracts at all of the locations. And based on that, I figured I should be able to get an SSR contract for around $60 - $63/pp. We're hoping for right around 100pts, and at the $60 price point, we've got cash.

So I saw a couple of contracts come through yesterday at one of the popular resale firms, and I made a phone call to start inquiring. The gal was very nice, but basically made it sound like I had zero chance of getting anything at SSR for around $60 (the two contracts were both listed at $67/pt).

So my question is, how do you go about starting the process? Do you just call the place and say "I'd like to offer X/pt for contract YYYY" and see what happens? Basically this woman talked me out of even trying to make an offer because she knew her sellers wouldn't take something that low. Was it just those particular contracts? Are there specific firms that people have better luck buying with the lower prices?

Sorry for all the questions, but I'm a resale newbie. I've been so thankful for all of the info here, and I know that now that we're ready to take the next step, that I can get answers here.
Was the gal at ResalesDVC? If so, I am very surprised. I have bought several contracts with Jacki & Kinn and have found them extremely easy to work with and they have never commented on any offer below asking price that I have made. If it was at ResalesDVC, I would speak with Jaki or Kinn. I know there is a new family member working there. They truly run their company as a family business and their customers are their family too.

The first person I talked to was Shontell at dvcByResale. That's who didn't seem to think I had a chance. Quite frankly, if she knew those contracts needed to go for close to asking, then I appreciate her honesty about that, as it caused me to not have to waste my time and be disappointed.

The accepted contract is through ResalesDVC, and my e-mail dialog has been with Kinn.

I just received the e-mail with the contract and a bunch of other stuff, so I guess I know what I'm going to be doing over my lunch hour!

Thanks! I appreciate the reassurance! I will say that I'm so very thankful for the massive amount of information here, because it gave me a much better idea of what I should be expecting to pay. I would not have guessed that I'd ever be able to get SSR for less than $60 until I saw several posts indicating otherwise.

Default Go to Fidelity

They do a ncie job asking owner if they are interested in your bid.

Also under $60 is possible - just have to tell seller you want to pay $55 and see what they say

Shontell is also very good. The seller may have given her a bottom price. She has also taken lower than asking prices for contracts I purchased though her company.

Good news is - you got the contract!!

I've had great success with Kinn and his brother and mother. Great communicators. And it is ResalesDVC.com
