Default Taking the plunge/adding on

So, after several years of watching mailing lists, and perusing forums for additional information, DH and I have decided to go after a second DVC contract. We've decided on SSR because of the point cost, the maintenance fees, and the fact that we can request a treehouse at 11 months.

I've been following the ROFR threads here, and have studied the database here that contains the prices on the accepted contracts at all of the locations. And based on that, I figured I should be able to get an SSR contract for around $60 - $63/pp. We're hoping for right around 100pts, and at the $60 price point, we've got cash.

So I saw a couple of contracts come through yesterday at one of the popular resale firms, and I made a phone call to start inquiring. The gal was very nice, but basically made it sound like I had zero chance of getting anything at SSR for around $60 (the two contracts were both listed at $67/pt).

So my question is, how do you go about starting the process? Do you just call the place and say "I'd like to offer X/pt for contract YYYY" and see what happens? Basically this woman talked me out of even trying to make an offer because she knew her sellers wouldn't take something that low. Was it just those particular contracts? Are there specific firms that people have better luck buying with the lower prices?

Sorry for all the questions, but I'm a resale newbie. I've been so thankful for all of the info here, and I know that now that we're ready to take the next step, that I can get answers here.

If you are in no hurry I would try another broker and make the offer that you want to make. These things do take time, so decide if having the points by September is more important than playing the "make an offer, it doesn't pass ROFR, make another offer..." game. Good luck!

First of all, go with a different company. I use Sharon at Fidelity (fidelityresales.com), and she is awesome. But also Kinn at resales dvc and Shontell at dvc by resale I have heard good things about. Wait for your contract to come up. Personally, I wouldn't pay more than $60 for an SSR contract resale. Fidelity resales has a few different contracts for SSR in your price range right now, and some for a little higher that you may be able to negotiate down. I would recommend staying with the same use year as your current contract, it is easier to use that way.

You've come to the right place to ask resale questions.

Can I ask who you called yesterday? If it was The Timeshare Store, they seem far less motivated than the other resale outfits to present below asking offers. I no longer use them because of this.

I've used Jaki and Kinn a couple times. I'd suggest ( if you haven't checked with them yet ) looking at Fidelity's listings and contacting Sharon. She's been far superior in communication than Rachel and she's presented ( and won for me ) several low offers including BWV for $50 per point and HHI for $40.

When I made my offers I went in knowing how many points and what UY I wanted, I called Sharon and asked her to go down the list of properties I was interested in offering the same price until I got a yes. Once I got a yes, I quit the list.

It's worked for me more than once.

I've mainly used Fidelity and they will place whatever offer you give them. Sometimes they might tell you that the seller is FIRM if they have been instructed to do so.

Getting SSR in the $60-$63 per point range is totally possible, it just might take a little time to find that one motivated seller. If that is the price range you want to pay, I'd make offers in the mid-high $50's for any SSR contract that had an asking price of $70 or lower and see what happens. Just don't get discouraged if you get rejected a lot. Lots of SSR sellers have loans and require a certain price to pay off their loan which is why some of them are firm with their asking price.

From what I see on the ROFR info, $60 pp is at the high end of the range and shouldn't be a problem. On a 100 point contract, the difference from $67 pp and $60 pp is only $700 (either from your side or theirs), FWIW.

Shotell is who I spoke with today. She was the one who acted like $60 for SSR was totally out of the ballpark.

Thanks! We aren't in any particular hurry, other than that driven by worry that the resale prices are going to increase in line with direct pricing increasing, especially if the economy is getting better again.

We weren't particularly worried about use year, but maybe we should be? Seems like I've read an equal number of posts indicating that I should take use year into consideration as not. I would assume it makes banking and borrowing on multiple contracts easier to manage, but is there more to it than that?

I find this is also true. Take your time and keep hunting.

This is excellent news. Thanks! I was wondering what the typical range is between asking price and offering price - I'm surprised to see you say that a difference of $10pp is not unreasonable.
