Default contemplating add-on, have questions

I've been on this board on and off for days learning all kinds of interesting stuff I didn't know about purchasing DVC. Thank you to EVERYONE here!

I've been contemplating an add-on for a few years now, because our kids' fall break shifted two years ago from September (value season) to October (next tier), and our 160 point contract will no longer cover our 6 night stay at most resorts without borrowing. There are only four of us, but we need a 1BR for the kitchen and the laundry. Our kids are 9 and 5, and we've been staying at DVC resorts in the fall (every year) since they were 5 and 1, and we think we'll be doing a fall break at a DVC resort well into their high school years, even if it's not in Orlando.

So that's where my purchasing dilemma comes in. Ideally, we'd love to get a 100 point add-on in the $60/pp ball park. We currently own at Kidani, and would definitely want to have a home resort advantage somewhere else. But we're also thinking in terms of where do we really *need* that 11 month window for October? BWV and BCV come to mind. But, we actually secured a 1BR at BWV for this October, and that was even a little bit after the 7 month mark. We're trying to go to VGC and are waitlisted, and I did that right on the 7 month day. So that makes me wonder if we should spend more per point, but get the home resort advantage somewhere that it really matters a lot. There are lots of choices in WDW if an EPCOT resort isn't available - not so for DL.

But then again, DL is an airfare-required vacation, whereas the east coast stuff is not. So we won't be doing DL more than once or twice (we think).



What do you think? Sorry this got so long, but I keep going back and forth about more points for the money, or fewer points, but a more meaningful home advantage.

If I were you, I'd list which resorts that I was sure that I would want to stay at on a regular basis. Next, I'd look at the MFs. I'd look at cost per point after looking at those other 2 things. Cost of points is a one time concern. Booking where you really want to stay and annual dues are forever.

I also looked at BWV at Christmas and there is still availability now, and the 7 month window is already come and gone. I, personally, don't buy at BWV because the maintenance fees are on the high end and its not my favorite resort. I would definitely choose BCV over BWV if you have the choice. BCV is more in demand and harder to get a room in, and it has lower MF.

If you truly want to stay at VGC, that is the hardest resort to get into, so you may have to shell out the extra money and buy points there. Of course this would only be beneficial if you planned to go to DL many times.

Buy resale, buy where you want to stay.

If you do those two things, you will be a happy DVC owner!

I was one of the lucky one's that got through at $50 at AK on a 110. They are not interested in buying back what they are already trying to sell. For me, I may add on soon if i can score another deal like that one and stick with AK for the value in the extra years.

Thanks for the feedback.

So here's another question about ROFR stuff that DVC has bought back. I've read here that they have some inventory for nearly every resort - not just the new ones (which makes sense if people aren't passing ROFR I guess, right?). So, are the prices of of those bought back points jacked back up to the levels of what they're currently selling?

I ask because nearly every resort has at least 1-2 listings every time I look at the resale web sites, but not VGC. So I'm wondering if DVC has any inventory, but there's just no way I can bring myself to spent over $100 pp ANYWHERE. Even our brand spankin' new Kidani contract directly from DVC was only $90pp. And that came with a one-time set of 160 SSR point to use since Kidani wasn't open yet. We thought it was a nice deal.

I think VGC might just have to be a rental situation for us. And if we do an add-on, do BCV or SSR, because we know we'd be happy enough staying there, and the maintenance fees would be tolerable.

Resale prices are running $20 to $30 less for SSR than BCV and you are fairly safe from ROFR with SSR. Both are excellent choices.

I think you are right to just rent VGC if you only plan on visiting it once or twice. They only have a few DVC rooms, so I don't anticipate the prices going down. The MFs are pretty low, but I'm not sure the additional buy in fee would be useful to you if you aren't planning on staying there more than a couple times.

I think VGC might just have to be a rental situation for us. And if we do an add-on, do BCV or SSR, because we know we'd be happy enough staying there, and the maintenance fees would be tolerable.
The current pricing information direct from DVC is at dcvnews.com. I think it is wise rent at VGC unless you are going to use it over the years.
