Jay,

I probably would have, and I am certain I would have been regretting it right now. A pro of it would have been I'd have bought BLT, a place that I would love to be able to book a standard room at the 11 month mark.

But I simply would not have been able to afford enough points for my vacation habits. And I would have realized it really fast. Goodness, I don't think I bought enough points NOW. Can't imagine what I'd feel like if I STARTED out with a fraction of the usable points I started out with my resale contracts.

Great question.

At the time we bought our first contract, they were selling SSR as the only "new" resort. I think with discounts we could have had it around $90 new, and I want to say we paid just under $80 used but I can't remember. That price difference wouldn't have interferred with us purchasing, I don't think, but as Sal says, it might have depended on the circumstances of the no resale market. If there were defined terms under which DVC would repurchase our contract if we didn't want it, I might have considered it if it weren't too punitive. But knowing that I could sell was of value to me.

Our second contract, I must say, I was influenced by the falling prices. The direct price at that time would have been a disincentive that probably would have been fatal. And if OM is ever successful in getting me to buy a third contract, that will absolutely be dependant on cheap resale prices.

Yes, its still savings over the long haul to buy DVC for us. I think the OP stated that Disney would buy back the contract so therefore no resale market would exist. BUT, you would not be stuck with the contract if you needed to get out.

To clarify the question....

Yes I did mean no possible way of selling it...just giving it back to DVC.

When we purchased we were already regulars at Disney World as our vacation patterns included an annual trip to Disney. At first we were staying at values and moderates but we got hooked when we stayed at a deluxe (Yacht Club). So, we decided to entertain DVC as an option and looking at the 1 bedrooms, we quickly realized that DVC and 1 bedroom (and 2 bedroom) living was for us.

Now for our breakdown...if we were to go once a year in a 1 bedroom we figured the rate would be around $400 a night tax included with various discounts so $2,800 for the week. When we looked at DVC, we figured it would cost around $1,200 in MF for the week (not withstanding the buy in). We viewed the savings at around $1,600.00. So, to make up for our buy in at Direct prices we needed to use the timeshare for around 15 years. After that, we would have felt that our buy in was covered and if we didn't see a penny back from our initial purchase, no big deal for we did 15 vacations that we would have done anyway. But, if we continued to vacation for the next 15 years, we would really see the savings. If we didn't use it for 15 years, I am sure I would get over the loss.

Having kids in various sports, classes, etc., I do a lot of standing around watching and waiting for the event, class to finish and my "circle of friends" has greatly expanded. Many of these new "friends" that I spend time with shooting the breeze have timeshares. I can not tell you how many times I have heard of the complaint that there $20,000.00 timeshare is "worthless" for they can't even sell it for $1 on ebay. They are also basically stuck, for the developer won't even entertain taking it back without severely harming their credit. They are also forced to spend $600-$1,000 annually for a timeshare they many no longer want to use and have no escape clause.

I consider us all lucky that we can even sell our timeshares and get back close to 50 cents on the dollar. Right now, those that bought resale could probably make a profit. I actually expect my BWV timeshare to be worth $1 in 15 years so my return is really the enjoyment of the usage (losing the $11,000.00 I paid for it is expected). If I do decide to sell and receive anything more than $1, I would consider it found money.

Would never buy direct. Without the resale market, I would not be an owner of DVC.

I would not be a current owner were it not for the resale market. Doesn’t mean I wouldn’t have purchased eventually. I’ve been looking into DVC and resale just made it so that I could do so sooner rather then later.

No way ide have bought Direct. Disney wants WAYY too much PP. I want to see a ROI quicker than 15 years.
