I feel like I just got ripped off. I am awaiting ROFR on $71 for 100 points Oct UY with 120 points for 2010, and all 100 in 2011 and 12 points. So effectively less than $61 per point but still $50 sounds so much better...

I had a loaded SSR on the table for $52 pp, but let it go.....I wanted $40.

Something has to be in the works as far as direct benefits for DVC to let these prices fall as they have. OR there really are not enough of these sales to make a difference.

Sounds like time for me to make a move. Any thoughts on a price for VWL? I saw $45 was the lowest.

It is easy. Don't negotiate

What I do is, in writing, I say the following.

I am making a number of other offers. In the event that any other offer is accepted, this offer is withdrawn. This offer is only good for 24 hours.

I always make it a point of making the same offer on 3 similar contracts with the same broker.

The broker has to transmit the terms of the written offer to that client... so now the owner knows that they can't use this to wait on a better offer, and that it can be pulled at any time.

One thing I want to emphasize is the effort that this took. I have been actively looking for something since Jan. 14. I made about 30-40 offers in that time.. that is after I spent every single day looking at all the listings for the various brokers.

Calling the brokers and speaking to them about what flexibility there may possibly be... ie reading lots of tea leaves and goat entrails, so to speak.

So I was turned down about 60-70 times, including all the verbal..."do you think this is in the ballpark?... NOT a chance" type of questions and answers.

A low priced contract is 99% perspiration and aggravation, and 1% relief when someone finally accepts.
