Just got an email today (Jan31, so 25 day mark) from our broker, and Disney has waived its ROFR on our BLT contract.

This is not the "record" ($60) for BLT, but I am very happy with it, since these are points I primarily intend to use rather than rent -- and BLT is my family's favorite DVC (location and 2 full baths in a 1BR)....and at the peak times we now go to Disney, staying at BLT with our SSR points is impossible.

Here is my non-accountant view of my purchase.
$12,297.50 = 180 points @ $68.32/point
+ $ 475.00 = I'm pay closing costs
-------------------------------------------------------
$12, 772.50 = My real "all-in" cost ($70.96/pt)
- $ 1, 180.00 = Value of 118 2011 banked points @ $10/pt (Seller paid MF) -- I already know I can't use these by Feb 2013.
-------------------------------------------------------
$11,592.50 = My real out-of-pocket cost ($64.40/pt)
-$ 2,000.00 = Value of 200 2012 points @ $10/pt (Seller paid MF)
-------------------------------------------------------
$ 9,592.50 = My net out-of-pocket cost, if I also chose to rent the Seller MF paid 2012 points (@ $10/pt).

Net cost = $53.29/pt. This compares to Disney's price of $155/pt minus whatever incentives they are currently offering.

I can quibble with my own accounting, but however I slice the deal, I'm happy with it. The only thing I'm not happy about is that I paid less for these BLT's in 2012 than I did for my SSR's in circa 2004 -- but that was pre-Mouseowners! Now that I have enough points to satisfy my BLT craving, I think I will try to buy a few more BLT's, if I can strike an even better deal.

Many thanks to Mouseowners, to David for starting this thread, and to all of those who regularly contribute to MO knowledge base. Knowledge (and Patience) is power!

Stan

Now that's a great contract Stan. And so are the VWL contracts. Congrats to everyone!

I think that's a great deal for BLT, Stan! I've always wanted to stay there just for the convenience of location! Congrats!

Ball Four: out of curiosity, what was the list price when you offered $68.32?

I'm just kinda curious as to how low below list price you guys are going because I see a lot of resale contracts for certain resorts aren't anywhere near these prices.

Great question. I'd noticed the same thing and was wondering that myself.

Sir Aaron. I know your question was directed at Ball Four but my BLT contract purchased for 68.75 160 points (all 10, 11) Seller pays MF and closing was listed at 93. I offered 65 and Seller countered at $11,000.00 which I accepted immediately after hearing the Sellers counter offer. Listing was with Sharon at Fidelity.

Ball Four welcome to the BLT club. Great deal and have fun with the points.

Jay

See what happens when you work with a broker that is more interested in getting a deal done, rather then "protecting" a price point!!

Actually, I am surprised that the seller accepted and it got past ROFR!!!.. DVC has been much more active of late with regard to ROFR, esp. for BLT!!!

Looks like the ROFR monkey took a break and was having a few beers when your contract came up!!

The whole negotiation process was really just following your lead and my starting price point was based on your deal. It happened a while ago around the same time Jim Lewis was fired.

Thanks again David and still following this great thread although not looking for any more points at the moment.
