Default Current Incentives/Prices from DVC

Here are the current incentives and point costs when purchasing from DVC. This is based on information currently available and is subject to change (please send me a PM if your guide offers new incentives). Please verify the current pricing and incentives with your DVC sales guide.

All initial purchases must be a minimum of 160 points (Lately, DVC has been allowing initial purchases of 100 points at SSR and AKV). Existing DVC members can add-on a minimum of 25 points (if paying cash/credit card) or 50 points (if financing).

DVC is currently marketing Bay Lake Tower (BLT), Villas at the Grand Californian (VGC), Animal Kingdom Villas (AKV), and Saratoga Springs Resort (TreeHouse Villas).

EXISTING MEMBERS

BLT
50-159 points: $120 - $5 off = $115/pt
160+ points: $120 - $8 off = $112/pt

AKV
50-99 points: $112 - $10 off = $102/pt
100+ points: $112 - $12 off = $100/pt

SSR
50-99 points: $112 - $10 off = $102/pt
100+ points: $112 - $12 off = $100/pt

VGC
50-99 points: $112 - $15 off = $97/pt
100+ points: $112 - $17 off = $95/pt

NEW MEMBERS

BLT
$120 - $8 off = $112/pt

AKV
100 points: $112 - $10 off = $102/pt
160 points: $112 - $12 off = $100/pt

SSR
100 points:$112 - $10 off = $102/pt
160 points:$112 - $12 off = $100/pt

VGC
$112 - $17 off = $95/pt

Current Base Cost per point (before any available incentives)

VGC = $112
BLT = $120
AKV = $112
SSR = $112
BCV = $106
BWV = $106
VWL = $101
OKW = $101
HHI = $92
VB = $92

Most resorts are available for less via the resale market, but you'll have to wait a couple of months before you can use your points.

2010 Annual Dues (per point)

VGC = $3.94 ($3.9388)
BLT = $3.78 ($3.7756)
AKV = $4.95 ($4.9496)
SSR = $4.46 ($4.4611)
BCV = $5.15 ($5.1491)
BWV = $5.36 ($5.3601)
VWL = $5.20 ($5.1993)
OKW = $4.87 ($4.8733)
HHI = $5.57 ($5.5675)
VB = $6.61 ($6.6091)

As noted above, even though VB may have a low purchase cost, the annual dues are the most expensive of all the resorts. For the history of annual dues at each DVC resort, as well as the opening dates and contract end date of each resort, please see the DVC Resorts: Opening Dates, Contract End Dates, Annual Dues History thread.

BLT and VGV expire in 2060. AKV and new OKW contracts expire in 2057. SSR contracts expire in 2054. All other resorts (including most OKW resales) expire in 2042.

Default Question about DP's

I have read the new incentives and I am torn between buying a resale or directly from disney. In the past when they offer dining plans as an incentive what was offered? Any chance of them offering park tickets as well? Also do you think if they were to offer some of the above incentives should we hold out and wait for them rather than purchase now?

Thanks Mike. The annual dues are quite low for VGC. That certainly adds a level of appeal.

So Mike, are you saying part of the sale for BLT applies to the purchase of just 50 points ($104/pt vs. $112/point)? What about to, say, 35 points, not financing? Would that be $112 or $104? Thanks.

Thanks Mike. Are the low dues at BLT due to some sort of subsidy? Anybody know?

My guess would be because there aren't any major additions needed at the CR to support BLT...i.e...transportation.

This is a guess..

Because BLT is a Verticle Bldg rather than spread out separate units it has less grounds maintenance and less roof area that need maintained...

all of that and then some. Think of all of the underground work necessary for utilities, water, sewerage. The walkways, parking lots, the list can go on and on.

Default Something is HINKY

Am I the only one who is wondering why DVCMike's post says it was posted on 4/15/2008 at 05:44 AM?

So Mike - 'Fess up! Have you known all this info for nearly a year and just been sworn to secrecy until now? Deep Croaker has NOTHING compared to you, except that he can't keep secrets, LOL!

Or is this some type of bizarre April Fool's joke that no one got?

Or did the Conficker thingy get your machine?

MFs are supposed to cover the operating costs
and maintenance expenses. Both tend to increase
over time, i.e., CM's get raises, and equipment wears
out and needs to be repaired or replaced.

I think BLT's are not "low" per se. They are about
the same as the other WDW resorts were when they
were first offered. MFs should be low starting out,
as there shouldn't be any high cost maintenance
needs for quite a few years. BLT has the added
advantage of being compact (vs spread out, like
an OKW), thus expenses like the grounds upkeep
are less. It's also probably easier and cheaper
to air condition a single multi-story building than
multiple bungalow-type buildings, again, say like
in OKW.

Lastly, I wouldn't be surprised if the BLT MFs
were deliberately set a bit low to encourage
sales. My guide pointed out how low the MF for
BLT is when I was doing my DVC purchase.

Mike: thank you for the informative post!
