Default who has jumped into the resale fray since restrictions



how's it going out there? are you going to make the 1/19 rofr deadline? is that a contingency? if so, how is that working practically?

I just had an offer accepted for AKV. I made the offer contingent upon seller documents returned and being submitted for ROFR by January 18th. I had an AKV contract taken last month so this is my second try.

My first resale purchase was Monday (already have a direct contract). They are saying it won't be a problem making the deadline. I guess we'll see. Not sure I even want the contract if it doesn't. Wonder what my options are at that point?

I saw a loaded HH contract that looked attractive. Could only get a few words out before Mrs shut me down. As much as I love my Vero Beach Point Cow the recent dues increase is a deterrent and OKW 2042 selling in the $90's makes no sense to me (my first ever DVC Contract was ROFR @ $50 for OKW - 2012)

As much as I personally love DVC - i believe it is at the point where even resales do not make much economic sense. I was floored when reading in the Riviera thread that a vast number of the contracts sold via resale are financed

Donít plan on buying and we were lucky enough to get all of the contracts we were selling to close already. Sold 2 GCV for twice what we paid for them. SSR for about 40% more than we paid. And OKW was taken by Disney - also about 50% more than we bought for.

Iím sure there will be a lot of sales made over the next few days. If youíre wanting to sell now is the time. I doubt anyone is going to rush to buy after the deadline unless prices drop substantially. Of course, I could be wrong but I know Iíd be hesitant to buy at all after the newest changes.

The one contract we kept was bought as a resale just prior to the first Disney exclusion practices in 2011.

New restrictions does not bother me. Do not think this will impact much to current or future owners. No hurry to sale at low price.

We were already selling a 400 Point OKW, 2057, December Use Year, and cleared ROFR a couple of days ago.

I have a 300 Point OKW, 2042, December Use Year, that I was waiting to sell until the first contact funded. With the Jan 19th changes, I will likely put it up within the next day or so. I see no harm in testing the waters.

That would leave me an SS owner only, but the pricing for OKW compared to what I paid a few years ago is amazing. It would have been even better for Boardwalk.

I agree, I think we are only hearing half the story right now.

I had an offer accepted yesterday on an AK contract. Kind of funny i looked up the date and all my resale contracts have been on Jan 9th. Guess I'm done til next year.
