Default July ROFR & Resale Data

Here is the DVC Right of First Refusal (ROFR) and resale data from offers that were accepted and sent to ROFR during the month of July. So far, four contracts have been exercised bringing the yearly total up to 46 contracts. We will continue to update the data below as more ROFR decisions come in for these sales. It typically takes 30 days to hear from Disney once the sale has been sent to ROFR. In case you missed it, be sure to check out June’s ROFR data.

The top sellers this month were Old Key West (2,138 points sold), Saratoga Springs (1,880 points sold), Animal Kingdom (1,710 points sold) and Aulani (1,640 points sold).

Contract sizes sold in July ranged from 32 points up to 462 points with the most common amount of points purchased being 100 points and the average amount of points purchased at 176 points.

NOTES:Average sale prices do not reflect whether or not a contract is “loaded” (having current points + banked points) or “stripped” (having no current points). “Loaded” contracts typically sell for higher than average and “stripped” contracts tend to sell for slightly less than average. Also, smaller point contracts tend to sell for around $10-$15 per point higher than average due to high demand and lower inventory.

Time to grab some cheap points! Most of the sales for Vero were larger point contracts so that plays a role in the lower average price.

I find it interesting that 3 out of 4 of the top sellers, OKW, SSR, and AKL, were the "less desirable" resorts. Or were they just the lowest cost per point of the resorts on property?

They are deemed the most "value driven" resorts because, like you said, they are the lower priced WDW resorts with expiration dates in 2054 or 2057.

No....They are the largest WDW resorts and the easiest to get a reservation. By nature of their size, statistically they are the most requests resorts. Their pricing is more of a supply issue, not a desirability issue.

They are also undesirably-positioned. None is particularly near a park, and the three things that matter are Location, Location and Location. None of these has that (although the proximity of SSR to DS beats the other two).

And I'd say that Poly and VGF get a pass on this because:
a. They're newer and higher entry price
b. They're a short monorail hop from a park

Default VERO still a dog in this game

thinking points again. Not sure I will jump but looking at VERO for cheap points and the delta on maintenance does not seem that high anymore. Would you buy VERO these days? if not why?
