Default MinnieMom Campground - The Story Continues

Hello Fellow MOs!

As one story ends, another begins. I shared the adventure of buying, enjoying and selling our Florida vacation home in another thread. Part of that story became the realization that I wanted to do something different than current job. Selling our FL place became a key enabler of a plan to step away from corporate America and open our own business.

This thread will be the story of our new campground. We are currently under contract to purchase 85 acres in Hartsville, SC next month. Right now, we are doing due diligence for zoning/planning/engineering along with all the business side of setting up a new enterprise.

That's fantastic! I'm looking forward to reading your story. My brother happens to be part of a group that is doing a similar thing in Talladega, AL. They recently closed on 270 acres adjoining the National Forest there, and have big plans.

Pretty sure I know the area you are talking about putting your Campground. Usually pass right through there on way to Hilton Head.

Now that we own at Myrtle Beach we do not make it that far south because we turn off at Lumberton.

Best wishes for your new phase. Keep us informed. My idea of roughing it is a Winnebago or the equivalent (and have never done that).

I think I know that route. Lots and lots of trees and cotton fields?

LOL - you & Brian! That's ok. If you ever decide to give camping a try, we will have some really cute cabins available. In fact, my long term business plan calls for.......I'll leave that for the future. Let's just say we will have some great options if things work out, with many years or decades of expansion options ahead of us.

DH and I have camped since our early days dating ~20 years ago. You might remember a funny MO thread about us choosing to tent camp at Fort Wilderness for one anniversary. That little adventure lead to my 2nd book, Camping Disney. These camping adventures, along with others like meeting friends in NC and camping near Legoland and many not chronicled on MO, continued our enthusiasm for camping.

Several years ago, my Dad mentioned a interest in starting a little RV park. That never turned into anything, but it did plant a seed of interest in my head. It turned into a bit of a running joke with DH or I about running our own park in retirement.

Fast forward to 2021. After multiple moves related to my job, I was seriously thinking about where and how we wanted to live in retirement. We had diligently saved and invested for over 20 years, accumulating a nest egg that would support many different retirement options. Some issues at work over the summer caused me to start really digging into some research about different options. As DH and I worked through this, we realized that the campground concept was a great blend of our individual and mutual interests and skill sets. In the fall of 2021, we made the decision to really look hard at this as a possibility.

That's when things started speeding up quickly.

DH and I spent many long hours learning more about the outdoor hospitality industry. Everything we read, watched, heard and learned supported this as a growing industry with a very solid return on investment. Even better, there are some special provisions that allow campgrounds, much like bed & breakfast establishments, to cover housing for on-site managers due to the 24/7 nature of the business.

His skills as a carpenter/builder and mine in planning/management fit well together for the key skills needed to build and run a campground. We started meeting with consultants and counselors to test this as a real possibility in November 2021. The initial numbers made a compelling business case.

So we started getting very serious about where we wanted to be located. Here is one slide of the plan that represents lots of time invested in getting clear and aligned on what we wanted together for our family.
