I would think it would be on the broker to do the due diligence to make sure the correct UY is listed AND that the owners on the deed are in fact signatories on the listing agreement.

A quick search of at least the OCC would tell them all they need to know.

It should be. Personally I always look up the contract once I have the owners name and verify myself that they own what it says, is what they say and if there are any liens or mortgages. As you say, for the WDW properties, it's very easy to look up.
