Even smaller renters line up owners far in advance .

I agree. I was getting $18 a year ago.

I have a different take on that if I have seen someone post over a couple years, while they are still a stranger on the internet, I do feel like I somewhat "know" them and know what to expect. When dealing with the brokers, I have no idea who the third party owner is and if they are reliable or not. Yes, the brokers guarantee a place to stay. However, they have no way to guarantee the owner will pay their dues and not cancel your reservation. The broker will set you up somewhere else, but I'd rather know exactly who I am renting from. If I was going to rent from a broker, I wouldn't know who I was renting from because they are just a middle man.
Excellent points.

I agree. Also if someone here has posted several thousand times I suspect they understand the dvc rules and know how to book a reservation . It if can be found they will find it. I am not sure someone using a broker will work as hard to get an Unknown renter what they want .

broker take has grown up dramatically. from $3 to $3.5-5.

increasing payment to owners 50cents every few years doesn't even cover the increases in mf's (huge in 2019). in the offer of $15, broker takes $5 from the $20 retail.

Wow, that's a 25% commission to coordinate the renter/owner and process a payment. But if owners keep giving them points to rent at those rates...

I think that this is the point that @jpc was trying to make. If renting directly through an owner is NOT less than a broker price, there doesn't seem to be much incentive for a renter to go with a private owner and need to do their due diligence plus take some level of risk. The brokers have the easy forms and offer trip insurance and will book the dining plan, etc etc. I am sure that some direct owners are just as hands on, but I think your average renter would prefer a broker.

A friend of mine has been wanting a Poly or BLT studio for the first week in Dec using David's and they didn't have points at exactly 11 months, so I offered to help her find a private rental on here, but she said for a couple hundred more she was willing to wait for David's. And lo and behold, he got the points for her last week.

This is what I do.I monitor the broker sites and price below them. As you stated, why rent from a private owner for the same price as a broker? Only reason would be if the brokers donít have the points ( or reservation).

And truly, the same goes in reverse.

We rent out our points on very rare occasions. We've done it 2x in 11 years and anticipate the possibility of doing it again in the next year or so. With that lack of track record offering points for rent, I can't expect people to pay much of a premium for our points. Thus, our private rate might only be a couple bucks more than the set rate a broker will give us. For a couple hundred dollars, we'll take the ease and assurance of a broker renting out the points over the hassle and risk of trying to do it ourselves.
