No. Any difference between the estimated & actual property taxes will be reflected on the actual dues statement.

Well, it did go down. Can't say that about anywhere else. Not as much as people were thinking/hoping though although probably a refund back on last years taxes.

Interesting stuff here...

BLS data shows 2017 is going to have a bit more inflation than we have been experiencing the past several years...nothing major..we are talking 2% instead of 1%...

When indexing for inflation the proposed increases are as follows:

OKW 2.7%
VB 3.03%
HH 4.02%
BWV -0.83%
VWL 3.8%
BCV 0.62%
SSR 2.51%
AKV 0.49%
BLT 3.19%
VGC 2.67%
Aul-S 5.01%
Aul 5.07%
VGF 1.78%
PVB -1.08%

What gets me is how many climb at a rate faster than inflation.

From here on, everything I will be referencing will be indexed to 2010 dollars.

Boardwalk is the only one that has done pretty well at not climbing faster than inflation.

In 1996 $5.30
2007 at $5.25
now $5.83. Not too shabby really.

Now for the worst, BLT:

2009 $3.72
now $5.27

Even darling SSR:

2004 $4.50
now $5.22


I really have to think that starting somewhere between 2008 and 2013, a decision was made to try and level out the dues at WDW.

Case in point:

OKW

1991 $4.19
2008 $4.80
now $5.98

The good news is this project looks to be nearly complete with less than a dollar of difference between the high and low.

I think the credit won't end up being much. Dues were prorated from resort open or purchase date so no more than 6 months max depending on when you purchased. Even then with the reduction in dues being only .06 doesn't look like any big credit coming on dues statement but I hope I am wrong.

I was on the fence with my direct purchase and decided not to go through with it until I found out what dues actually were. Was really hoping they would be less.

People were speculating was lower than that though. So many seemed to be convinced it would be *much* lower saying it would be one of the cheapest dues. I hate to say it, I'm not shocked. I thought the speculation on it going way lower was a bit of a stretch.

Kind of annoyed about two pretty big increased at OKW two years in a row. At least PVB is not bad.

And I am grateful that the Hawaiʻi Transient Accommodations Tax is only paid when using the points to stay at Aulani.

Buying and selling Aulani resale is expensive though. The 5% sellers tax is refundable if sold at a loss and paperwork is filed but it's a lengthy wait. Purchase closing fees are pretty steep too on resale and small direct. SSR is really looking like the best overall anymore for a larger point contract.

We've gone through a long period of little inflation yet the cost of DVC has really increased.

The subsidy goes up with the same percentage of increase. So if dukes increase 3% the subsidy increases 3%. I believe the subsidy is about 37 cents or so more than the subsidy in 2012.
