Default Would you have brought Direct if no Resale market existed

I saw this proposal on another thread and as to not hijack the thread, I wanted to know if any out there would have bought Direct from Disney if no Resale market existed. For example, if Disney had a rule that one couldn't sell their timeshare but had to transfer their deed back to Disney if they could not cover the maintenance or finance fees.

For us, we would have definitely bought Direct from Disney. We were actually saving for a direct purchase at BLT and did a one last trip kind of thing to check out all the various resorts before finalizing the deal. On such trip, in searching the Web, we found out about the resale market (yes, we didn't find out about it until we were in Disney but thank god that we did) and also found Mouseowners.

At the time BLT was 112 a point (on incentives) and we were pretty set to purchase approx. 200 points which would have been $22,400.00. We fell in love with the Boardwalk area and really thought this was the place for us for the long run (32 years is a long time and the kids wouldn't be in strollers forever so BLT actually became less appealing). When we found out we could purchase the same 200 points for $10,000 less than BLT, it was a no brainer.

Knowing now what I didn't know then, we would have been very disappointed with DVC if we did purchase the 200 points for we quickly realized that 200 points wasn't enough for our purposes. Adding on at 112 a point would have been possible but unlikely due to such disappointment.

But, we still would have bought Direct if such resale market was non-existent.

MIght I suggest making this a poll?

I would have bought direct if resale didnt exist, but would have waited a while to do so due to availability (of location/points I wanted) when I bought, not money.

Just to understand the question... are you asking would we have forked over $$$$ to Disney for a timeshare with no possible way of selling it? If we decide we don't want to stay at Disney any longer, or if our finances change we are SIL... the only option is to walk away?

If that's the quesion, put me down for "no." And examine the head of anyone who says "yes."

To clarify the question....

Yes I did mean no possible way of selling it...just giving it back to DVC.

When we purchased we were already regulars at Disney World as our vacation patterns included an annual trip to Disney. At first we were staying at values and moderates but we got hooked when we stayed at a deluxe (Yacht Club). So, we decided to entertain DVC as an option and looking at the 1 bedrooms, we quickly realized that DVC and 1 bedroom (and 2 bedroom) living was for us.

Now for our breakdown...if we were to go once a year in a 1 bedroom we figured the rate would be around $400 a night tax included with various discounts so $2,800 for the week. When we looked at DVC, we figured it would cost around $1,200 in MF for the week (not withstanding the buy in). We viewed the savings at around $1,600.00. So, to make up for our buy in at Direct prices we needed to use the timeshare for around 15 years. After that, we would have felt that our buy in was covered and if we didn't see a penny back from our initial purchase, no big deal for we did 15 vacations that we would have done anyway. But, if we continued to vacation for the next 15 years, we would really see the savings. If we didn't use it for 15 years, I am sure I would get over the loss.

Having kids in various sports, classes, etc., I do a lot of standing around watching and waiting for the event, class to finish and my "circle of friends" has greatly expanded. Many of these new "friends" that I spend time with shooting the breeze have timeshares. I can not tell you how many times I have heard of the complaint that there $20,000.00 timeshare is "worthless" for they can't even sell it for $1 on ebay. They are also basically stuck, for the developer won't even entertain taking it back without severely harming their credit. They are also forced to spend $600-$1,000 annually for a timeshare they many no longer want to use and have no escape clause.

I consider us all lucky that we can even sell our timeshares and get back close to 50 cents on the dollar. Right now, those that bought resale could probably make a profit. I actually expect my BWV timeshare to be worth $1 in 15 years so my return is really the enjoyment of the usage (losing the $11,000.00 I paid for it is expected). If I do decide to sell and receive anything more than $1, I would consider it found money.

Feel free to examine my head. My children are grown and we've traveled quite a bit thru our lifetime - domestically and internationally (altho there are still places I'd like to visit ... maybe ). For the most part we feel like been there and done that except for Disney. As much as people talk about the cost, I don't see much difference between vacationing at Disney versus elsewhere. We went into Disney figuring it was a 'no resale' possiblity and finding out that wasn't true was one more of those perks that can be taken away at any moment.

No way, no how. It was only that DVC resales held up relatively well compared to other timeshares that I felt comfortable enough buying VGC direct.

If I knew I could recover nothing the day after I bought, I would have never bought. Most other timeshares I wouldn't even take for free because they are difficult to give away.

As much as I enjoy Disney, it's a big world and I don't see myself keeping all my points for the life of the contracts when my kids get older.
