Well after tossing around ideas about renovating the house Lisa came across the floor plan to a house at Celebration we looked at when we were there on our honeymoon that we just loved. So now rather than renovating the existing home we are going to go ahead and demo it and build this house in it's place it will take about 3 months start to finnish but it will be so worth it when it is done we just have to scale it back a tiny bit to fit on our existing lot. Now we just need to start jumping through all teh hoops the city will require for us to do this I hope we get teh city approval we need to demolish the house or it will be back to the original renovation blech that would suck......

Will do the kids will be glad to hear they arrived it seemed to take forever especially in this electronic age snail mail takes forever LOL....

Congratulations on your decision! It's always nice to have your "dream house."
On a "reality check" note, however, they told us that our "simple remodel" (it was a small, two story add-on) would take 2-4 weeks to finish, and in actuality, it took 13 weeks. They say that you always need to triple the amount of time the contractor/builder gives you as an estimate to get a more accurate reflection of the process. That was certainly the case for us. Good luck!! :)

It's seems that when you start out with new construction it goes faster then with renovations. They always seem to find more problems with add-ons and renovations. Hope everything works out for you.

I do hope it takes the 3 months. I have a formula I use when my DH comes up with any sort of projects....
2T + 2M = C
That translates to: 2 x (estimate of time) + 2 x (estimate of money ) = Completion
This tends to be an accurate picture - but now my DH is always attempting to de-bunk my figures,,,,,,:Pokepoke:

Yes but isn't that what husbands are supposed to do along with trying to justify the over expenditures on well on pretty much everything we buy or do LOL.

Well it looks like next Thursday I can meet with city council to see if they will allow the demolition of the property provided they don't find it to be part of a heritage site or numerous other things that would not allow me to demolish the house. To top it off I get to pay them to look up all the info and have a city planner come out and check the place to make sure it is ok after they approve it LOL.

Just an update on the whole new house plan we have been looking at renewable power sources and we thing we are going to disconnect from our local grid and go with a whole home solar/wind turbine system to supply our power that way I am no longer paying for hydro oh what a novel idea that is LOL.

Well teh city said no go on teh demolition of the existing dwelling but they will allow us to renovate the place so we just spent 1000 dollars on blueprints for a house we can't build damn city hipocrites LOL.

Just wanted to let you know that there has been a lot of houses in our neighborhood that have been renovated. There was one behind our house that all they left was one wall frame from the original structure. That way they didn't have to have a permit for demolition. Don't know how things work there but they now have a completely new home there now. There's always some way to work the system, and they did it legally.

Ya I am currently in the process of talking to our builder to see if he has any loopholes on this issue.

Well no dice the city sends and engineer around weekly to check on the project and they will shut it down if we do anymore than the permit they issue states. SO we are putting in a new furnace and central air new windows and residing the place then we are going to flip it we owe 40K on the place and after the additions we are going to do to bring it up to the percieved state we would like it to be we will likeley get about 140 for it with our current market status in London. The upgrades are going to cost about 25K.

Ya we do and with the market around here we will easily walk away with about 60-80K for the downpayment on the new house.
