Hello,

I am a new member to the forum. My husband and I recently returned from Disney. We had a wonderful vacation and took the tour of the Vacation Clubs.

While we loved the vacation club, we did not see ourselves called SSR "home". However, the next day we ate over at the Beach Club/Boardwalk area and thought, "this is for us".

We know that we want to buy a Boardwalk resale because it did feel like "home" to us.

My question is this. I see resales for Boardwalk at various resale sites. It seems to price at approximately $85 per point.

When I called Disney to tell the DVC salesperson that we were not interested in SSR but wanted a Boardwalk resale, they told me there was a waitlist ahead, it would be $500 to be on the waitlist and that Boardwalk was $95 per point. They said they could find me a property b/w 3-12 months.

My question is, is it worth going through this process with Disney. Are there any advantages? Or should I stick to dvcbyresale.com and the Timeshare Store?

The only advantage to going through DIsney is that you don't have to worry about DVC using it's ROFR. DVC has Right of First Refusal over all contracts as soon as there is a signed buy/sell. So, if you're pateint, I'd go resale. You'll need to look at the closing costs to see how much you'll really save, but you should save a little.

We saved quite a bit going resale (and bought at BWV as well!) but the process is definitely more annoying. The major advantages of going through Disney are that you can use their financing, and it's pretty darn fast and painless. Resale takes a lot longer, plan at least 2 months until you're in the system, and you have to have your own financing, and as Carrie said, you have to worry about ROFR. For us, we weren't in a huge hurry, so we went resale. Also, we'd rather have more points, and we would have bought a few less if the price per point had been higher. We did end up raising our offering price on our resale to make sure it would pass since the contract had banked points and we wanted that one, so that's something to keep in mind too.

I may be biased, but I encourage you to go the resale route. :innocent:

If Disney promises they will give your $500 deposit back if you change your mind, you might go ahead and get on their list "just in case".
However, we have a new Boardwalk's coming in regularly (We had one today) and the odds are in your favor that something will be in your range in a reasonable amount of time.

Jeanninepl....first of all, you are doing a great job of researching your options before committing to such a large purchase. And you did exactly what every prospective DVC owner should do...familiarize yourself with all the options.

Clearly, the feel and ambience of a resort is a meaningful part of your vacation...probably the layout, location and theming combine to make you think that one place is "home" for you. I'm a firm believer that if a particular resort makes you feel that way, you should buy there. Then, you will always have the best chance at staying at the place you feel home at.

We purchased a VWL contract through Disney and a similar sized BWV contract through resale. Yes, the resale market takes a little more patience, but if you contact a good broker like Shontell and let them know what you are looking for, they will guide you through the process and it's not bad at all. We saved probably a couple of thousand dollars buying resale, even after paying closing costs and all.

There are a couple of other very good resale brokers for DVC points, but in respect to this board's sponsor, I'd say start with Shontell and see what she can do for you.
