in the process of adding on points, and these are the latest rumors:

1. The next DVC will be either at the Contemporary or AK -- they just haven't decided which, yet. However, he said that points would be getting much more expensive as a result.

2. DVC is considering charging for closing costs, both for initial contracts and for add-ons.

He just volunteered this information; I didn't ask. Take it with a grain of salt, I'd say (especially the closing costs idea; that would make DVC much less competitive with resale companies. Right now, for small add-ons at SSR and even the other resorts, it definitely makes more sense to go through DVC.)

I bet if they did start charging for closing costs there would be a special. "$5 off per point and we pay your closing costs!" You know, to make that sale more valueable ;)

cobbler took the words right out of my mouth. I can't imagine Disney thinking that would be a good idea, making resales more financially attractive than they are now. Doesn't make sense unless it's something they can "discount" for new buyers as a marketing gimmick.:idontgeti

I wonder if the guides have been instructed to throw this info out there and watch for our reaction. If members express a ho-hum attitude towards paying closing costs it may embolden DVC to do it. Maybe if we hear it we should respond with "Well, guess I better make some calls to Shontell".

oh, how I dream of a AKLV! Thanks for keeping the dream alive Kim--- my dream was getting blurred with the CRV rumor mill at full throttle! Intresting how he brought this up all on his own. Our guide did the same thing. (on the AK and CR theories) :headscrat

now the closing cost! whoa, that would change a lot of things.......Tom would be rolling in new customers, good for Tom! I do wonder how this will shape the DVC sales presentation. "If you buy over so many points, we will pay closing...."

Kim, thanks for the raised hopes. Contemporary or AKL would really be awesome. I personally hope for AKL, but the rumors I hear point to Contemporary, and an announcement in the fall.

It would certainly keep me from doing anymore small add-ons, which is all I would be doing in the future anyway.

Sure it wasn't thrown out there as an impetus to "buy now, while closing costs are free!" sort of thing? It's not necessarily a threat they have to "make good on".... especially if folks are of the mindset, hmmph, throw a closing cost at me and I'll grab a resale instead. I suppose DVC could do more aggressive ROFRing in return to make themselves still seem like a better "option"... but still.

It just seems like more of a sales "threat" than a forecast of the future, but that's JMHO, which combined with about 8500-9000 bucks might get you about a hundred pts of DVC... and then again possibly not, if you have to pay closing costs. ;)

Of course, the other angle is that Disney is weary of little add-ons.

Not sure what costs they incur with the paperwork, but maybe the plan is in fact to discourage little add-ons all together. Fewer things for them to manage. If person "X" would have normally bought a 25 pt add-on, then another 25, then a 50, far better that they just get a single 100 pt contract in Disney's eyes. If they nip it in the bud at Disney, then there won't be any more of them for resale other than those that are already out there. But even so... they could do that more readily by just hiking up the lowest limit of purchasable pts, right?

Hmmm. It does give one pause to wonder, eh... :scratchch

Well, my guide didn't mention this until after we had already "transacted" our add-on, so I don't think it was (at least in my case) a "YOU SHOULD ADD-ON NOW, BEFORE WE IMPLEMENT CLOSING COSTS" kind of thing. We were already "dead money," so to speak. He mentioned it matter-of-factly, in passing.

Yes, I agree. :hammer: Whats funny is that when I talk about it with my DW, that is usually how I refer to the resort. I must have been in shock from the excitement.

Maybe Disney is separating out the closing costs to better compete with the resale market structure. Easier to compare apples to apples. ??:idontgeti ?? But it would, like you said, discourage the small addons.

We're game at either AK or CR... (no pun intended) Though I lean a bit for CR because DW is expecting our 3rd this fall, so we have a few more MK-intensive years ahead of us!

Honestly, the biggest cost/gain analysis for us will revolve around the length of the contract. If DVC matches the expiration for SSR, I'm not sure either is worth too much of a premium.

I'm all for the Villa's at Animal Kingdom Lodge. I wonder if we would be able to take advantage of the special tours that AKL guests get..... My DD Taylor would think I'm the next best thing to slice white bread if we stayed there.

Pretty sure - just from a historical perspective -that they would match the SSR date for the expiration on any new building for quite a while. Look how long they kept the original date going!

When I talked to a guide recently they mentioned that Disney was looking at 4 different locations and no decisions have been made. He also said that they may announce something early in 2007 but it would take 1 - 2years to build. So we wait and wait....
