If you are waiting to Pass ROFR (Disney's Right of First Refusal), please take a moment to enter your data (contract UY, points, price per point, etc.) in this thread. We use this information to maintain a ROFR database.

There are folks who will be monitoring this thread and trying to answer any questions you may have. Several of us have recently migrated to the MO from another board, where we met through a thread designed to be a support group for people in just your situation. If you need specific info about the purchasing process, or opinions about varous resellers, this is a good place to ask. We have established some lists of some of us who are in the process, or have recently completed a purchase, and I think we will keep those current - maybe on both boards. We'll see.

Meanwhile, we are re-establishing our "support group" on the community board, as we have found that we like each other too much to stay on topic. We've tended to get a little involved in one another's lives - which probably crowds out some of the information. If you'd like to find one more nice group of DVC'rs to interact with, look us up over there.

I'll take it a tad further to help newbies understand a bit more. First let me say my name is bob and I'm an addict! We are a family of five, me, DW, DS11, DD9, DS7.

We purchased SSR - 350 points in two contracts, 200/150, from Shontell at DVCbyResale. June UY, 342 banked '07 points (a story all by itself) and all of 2008 points. We paid closing costs and '08 MF's

Timeline is as follows:
Feb 25 offered $78 on $81 contract
Feb 26 offer accepted
Feb 27 off to Disney for ROFR
March 17 :ale: because we passed ROFR!!!
April 3 papers finally received after estoppel process...:jawdroppi
April 7 papers and check received at settlement firm
April 11 closed
April 20ish points in the system

First trip home to SSR - 87 days, 12 hours, 31 minutes! :jumpingbe

I too just passed ROFR and the other fun waiting games with buying resale I am now the proud owner of 150 points at BWV. Just got my Membership cards over the weekend and made my first Ressie.

Took the sons, daughters-in-law and 4 grandchildren to WDW in December. Three rooms at AllStar Music. Had a wonderful, fabulous time together as a family, and the boys and their families were as hooked as we were. Knew we wanted to do this at least every other year, but that we could use more room!

Started haunting a couple of Disney boards as soon as we got home, looking through almost every DVC-related thread, to learn all I could. Starting out, I was actually looking for dissatisfied customers, to dissuade me from spending all this money. Couldn't find very many malcontents, and became more and more convinced that DVC would be perfect for my family.

For estate purposes, the wife and I decided we wanted 2 contracts, rather than 1 large one, so that we can leave (a long time from now, we hope) separate contracts to our sons. For many sound reasons, I really think that is a good idea for (especially older) folks with children, due to the length of the contracts.

We have already closed on our first purchase: a 160 point contract at SSR, December use year, with 110 banked '06 points and 131 '07 points, full 160 coming 12/1/08. Paid $79 per point through DVCbyResale, plus closing costs and current year monthly fees.

We waited only 13 calendar days for Disney to waive ROFR; then another 20 for estoppel. When we received closing docs, I immediately sent them back with a certified check - only to learn that our sellers were out of town for 2 weeks, after their closing documents were e-mailed to them. So, delays are possible at any point in the process. We closed one week ago tomorrow, and were told to wait at least a week before checking to see if we are in the system. I've been good. It has helped that I have been with my grandchildren in Nashville for most of that time! Update 5/29 - got an e-mail from DVC today with instructions to register on the member website. Called for my membership number and club ID. Registered and found my points are already credited and ready to go.

I have made an offer on a 2nd contract (actually, this represents my 5th attempt to purchase a 2nd contract!). This offer has been accepted by the sellers, and will likely be submitted for ROFR late next week, as the sellers are using snail mail:
$78 a point for a 170-point contract at SSR, December UY. 42 banked '06 points; all 170 '07 points are banked into '08; all '08 points are intact. Buyer to pay closing and GMAC fee.

We passed through ROFR two weeks ago, and are currently residing in estoppleville. Estoppel, we have seen lately, is often taking as long if not longer than ROFR. We are purchasing a 120 point contract at $82 per point with all 07 and 08 points. We really can't wait to get closed. And, if we're lucky, we'll be able to use our points this fall.

We are in the process of buying BCV 270 points March UY $84 a point, with all the points (we actually offered more than what it was listed for). Compared to most who passed ROFR we got a good deal. We saved around $5400 going resale vs buying through Disney.

We made an offer end of March, we passed ROFR 9 days later. We were in Estoppeland for 31 days (very very long). We are now waiting to close.

We bought through GMAC and dealt with Rachel and she was great!! Emailed me back quickly.

Since we are going to bank 08' points we have not been in a hurry. If you are not a patient person it might be a little hard for you......however if you have a great group of friends who are going through it too...it is much easier!!!!! Hi all,

Also just passed ROFR last week. We're buying 100 pts., AKV, $95/pt, all '08 & '09 pts. We're using TTS. I know some will think I could have done better buying directly through Disney with the incentive, but we didn't want to be forced to buy 160 pts. Too much cash to have to come up with right now. :yes:

My ROFR process took exactly 2 weeks. Now I'm in the dreaded estoppelland. :blech: Hope that process goes as quickly & smoothly as the 1st. I do think it helps to have motivated sellers.

I know this says "waiting for ROFR," but as I am catching up on the past, here's 2 that we are purchasing that recently passed

VWL - 220 points - all 220 points coming October 2008 - $81/point (submitted 5/5/08, passed 5/19/08)

BCV - 125 points - 133 points (includes 8 banked) coming December 2008 - $96/point (submitted 5/9/08, passed 5/22/08)

Now we're waiting to get through estoppel & close. Hope to make first trip home May 2009 (don't worry, we're still going in October "just" staying at the Grand Floridian).

Got an e-mail at 11am saying that we were through estoppel and would be getting our docs from the closing company within a few days! :clappingh

Then, 2 hours later, I GOT THE DOCS!!!! :dancingba:dancingba:dancingba

We're almost there! Timeline to date has not been as miraculously rapid as a few we've seen, but it has been pretty good and I have no room to complain so far. Here's where we've been.

Offer tendered and accepted on 4/21, sent to ROFR that day.

Passed ROFR May 11.

Received closing docs May 29.

So far so good.:wearenumb

I was contacted on May 27 re additional signatures [we are putting 4 names on the contract DW, DD, DS and I but because there are only two signature lines on the forms only DW and I had signed the agreements] additional signatures were supplied on 5/28 via fax

No additional information yet - I will update as we progress

Here's my info: 150 BCV December use year. 34 '07 pts., 150 coming in Dec. for $86 pp. Purchased 2/26, passed ROFR on 3/26. Closing documents sent 4/18. Still waiting for Seller :sosad: to return his documents!! My DH is the most patient person in the world!!! I guess we will wait it out and see what happens next. Talking to my DH about this is like :headbange By next week I will look like :blech:

She also asked about my add-on plans...and I told her about my pending contract. (OK - am I stupid or what?!?!?!) So, if she wants to torpedo this one, she has the ammo. (But she seems like a really nice lady.)

We got our closing docs late last week and got everything back - we are now waiting to hear we closed.

Attorney in SC had paperwork on 4/19/08
Recieved closing docs 5/29/08

Roughly 2 months start to finish for our HHI contract. See post #4 for details.

I purchased a 31 point contract at Disney Villas at Wilderness lodge. Price per point is 81 USD. UY is October.

I just got off the phone with Scott from the DVCstore. We have a property on hold for us. Just waiting the paper work and then the real waiting will begin. I am so happy. I;ve wanted to own DVC for 5 years. We went with a different timeshare then and were told we could get Disney property stay all the time. They lied to us. We did get to stay 3 times and now that we have finally gotten out of that timeshare we are going to be DVC owners. CELEBRATE GOOD TIMES COMET ON!!!!:jumpingbe Thanks to all of you out there with your answers to my questions and all the other advise i have been reading about for a long time. WHOO HOO!!!!

Here are the ROFR-passing statistics I've collected for VWL resales with an October UY. The individual contracts had these points and dollar amounts:

200 Points at $82.00 each
220 Points at $82.00 each
175 Points at $83.00 each
100 Points at $85.00 each
28 Points at $86.00 each
60 Points at $87.00 each

I'm finding passing rates falling across the board, presumably due to this economy.

You've got to share the details once you get that paperwork! (I say that in case you are hesitant to share that info yet.) We love to drool over other peoples contracts!!:drool:

We did the same thing as you. We toured 7 years ago and bought Marriott....twice. We still have them and love them but ......it was time to add DVC to our portfolio of ownership. We toured again last fall on a cruise and didn't buy then either. Third time is a charm!!!

They were sent on Friday (June 6th 2008) and the deal is:

200 December points for $87 pp. Includes 16 banked points, 183 current (Dec 2007) points, and will have the full quota of Dec 2008 points. I've asked them to bank the 2007 points.

Congratulations Snoopy. Why are you a little nervous about ROFR? For me it was a piece of cake but then again I'm one of those people that just goes with the flow. I'm sure everything will work out but the waiting can be a little :hammer:.

I passed!:jumpingbe 50 points VB I paid 57.40 p/p sellers pay closing and GMAC fee. So before closing costs it was 45 p/p. No points until 2009. August UY.

We closed on June 11th and got an email from the closing agency that we should wait 10-14 business days to call DVC. That's great, we're very happy and can hardly wait to make a reservation.
Will we receive any other information as to what our DVC membership number is and so forth before we call in? Or do you just call in with your name and DVC gives you the membership number at that time?
This is getting really exciting, and I don't want to do anything wrong.:headscrat

About 8 days after closing, we got an e-mail with a one-time code we needed to register online, and instructions to call member services for further instructions. If you already have a password for any official Disney site, you'll use the same one for the member services website. But first, they'll walk you through the set-up, over the phone.

But today I can laugh out loud, because my contract passed! :bouncingg

Hello to Everyone...my first ever post. My family of 4 has been to WDW 7 times over the past 20 yrs. Most recently this past Feb. Did the DVC tour and fell in love!!! had to join in.... I have been watching the listing with DVC Resale and finally saw one that was a good start for us. 50 SSR Dec UY with 50 '06 banked all 50 '07 and all '08 coming!!! Faxed the papers on Friday morning along with mailing in the deposit. Got an email Friday afternoon saying it was sent to Disney for ROFR. got another email on Monday saying deposit was received. Now the waiting game!!!

I have a question. Will I be able to bank the '07 points? Or will my time limit have passed?? If so how hard is it to make get last minute reservations to use the points before they expire??? Thank you all for the valuable info you give!!! I love this site!

I have heard that MS will work on you to bank those points with a one time exception. It wasn't that you missed the deadline; you didn't have the opportunity to bank them. You should be okie dokie.

Congratulations on your purchase. You have the same SSR UY that I have.

You have until July 31 to bank your '07 points. You could possibly squeeze under the wire for the banking deadline. But, as Susan noted, we understand DVC has worked with new owners in the past, allowing them to bank their newly acquired points.

Update...all of our stuff was sent to Disney on the 16th of June and we just found out today that we are in the system now!!! Our points are not in the system yet, they said next week sometime...so yes this takes a little bit of time...but it is well worth it!!!!

I'm waiting for estoppel on a 170-point SSR contract, also at $78 @. Closed on a 160-point SSR contract several weeks ago. Should have everything in order by mid- to late-July, Lord willing.

I don't know when I've ever been much more excited over being able to do something for my family. I really believe this is going to be special to my kids and grandkids for the next four decades, plus.

I love this database because you can sort by clicking on the top of the columns- unfortunately the date sort doesn't really work because the dates are allowed to be entered in various formats- but it is still pretty good.

We are waiting for estoppel on our second contract, and I will be so glad when we get closed. (If we can get there before 7/31, I have about 40 more points I can bank!) Then, we start our first WDW stay as DVC members on 11/7. Very exciting.

Best I can tell, I did pretty well, especially on the second purchase. Wasn't thrilled with the GMAC fee, but getting all the 07 points, and 42 banked 06 points, without reimbursing for mfs, was a real bonus - and actually unexpected. I didn't realize I wasn't reimbursing mfs until the contract came to me, to be signed.

You did extremely well on your per-point price on both contracts, but I do especially envy your second!

When we purchased resale from International Properties GMAC Real Estate, they didn't charge the Administrative Fee. However, there have been many buyers who negotiate to have the seller pay that fee.

I am prejudiced. I love VWL and would love to buy a contract there so I am not sure I am the one to ask. Definately biased. The price per point sounds good if it passes ROFR. I'd probably give it a shot. If you like VWL, what do you have to lose? You just can't go wrong with VWL, imo.

If the price per point is not in line with the prices that are passing ROFR, you can even offer more than the asking. That's what I did with my 2nd contract, as I was pretty sure the asking price would never pass.

Thought I would post this here for anyone interested in HHI points.

We purchased 50 points resale and closed in June. We got 50 07 points as well as all 08 points. We paid closing and GMAC fee. Aug UY. Closing costs for HHI were $800 - must use an attorney according to SC law. Price per points was $68, I believe.

We just bought 50 more points this week. We got 50 07 points and 50 08 points with an Aug. UY so those will be deposited on August 1 and we were permitted to bank the 07 points. $5 off per point for exsisting member. We paid the exact same amount going direct that we did going resale. One big difference, the resale took 8 weeks. Our points from our direct sale took 24 hours to show in our account. Price per point was $87.

If you are looking for HHI points, make sure you include your closing costs in your price per point. This is one instance where it may not make sense to go resale if you are going to buy more than 160 pts.

Just thought I would share our experience. I would still do it this way since we were able to buy in at less than the required 160 pts. thru Disney.

We just spent the fastest 25 days between offer and closing, Amazingly, we offered and closed within 25 days. This was much faster than our past experiences w/resale. The last two experiences (1 purchase, 1 sale) each took about two months to complete.I don't know what the difference was this time (used the same resale service) but was very happy now as we will be able to call about a one week stay at a one bedroom @ OKW (our new home resort) for Sept./Oct.

Passed: 7/24/2008

They processed very fast! Our broker company (The TimeShare Store) said we will have final papers in 3 weeks.

BTW, can't say enough good things about Scot and the whole team at the Timeshare Store. They answered all our questions (which were considerable) and helped us fee comfortable with the whole process. 2 thumbs up!

Also also for all the kind works on this forum!

Whew, what a relief to be in the final stages. Oh wait, bet they are going to want some money soon! :)

Yep, I bought one of them. I'm not too crazy that the 2008 points are borrowed from 2009 but, we want VWL and I didn't want to finance so the price is right. And we'd already made our plans for the rest of this year. Basically it all boiled down to doable. LOL

We bid on 230 Feb UY points at OKW ..with 193 2008 points banked for use in 2009 .. seller and resale agent provided double confirmation via the print out from Disney on the banked points .. we paid $71 per point on the 230 Feb UY points and 1/3 of the 2008 maintanence plus the closing cost of $525

Got word today that we passed and will be coming home .. wow .. it went so quick thru ROFR .. closing docs should be here in a few weeks ..

Wow .. we have 423 points to use in 2009 ... :cheers2: I am geeked ... we were planning a one bedroom OKW stay in March of 2009 .. but I am thinking we will extend to 10 days .. and still have plenty to bank into 2010 and beyond .. this is going to be fun figuring how to spend and bank these babies... buying resale with a bunch of bankded points can really open some planning opportunitys....:doublejum

It doesn't have to be the "best" contract to be the best one for you. Sometimes we act like it's a contest to see who can get the lowest price. (Now, those of us who have already bought are going to be happy if the price actually goes up, aren't we?) The main thing is that you are buying something you want, and you are happy about it.

We passed through ROFR two weeks ago, and are currently residing in estoppleville. Estoppel, we have seen lately, is often taking as long if not longer than ROFR. We are purchasing a 120 point contract at $82 per point with all 07 and 08 points. We really can't wait to get closed. And, if we're lucky, we'll be able to use our points this fall.


Passed ROFR today. It was submitted Monday, so 4 business days after submission.

Well, probably not. However, some of us would believe strongly in finding that inexpensive resale, first - and then adding on with Disney, since there are no closing costs on an add-on purchased through Disney, once you are a DVC member.

Understand the banking, borrowing, and transfer rules before deciding on a resale contract. You probably want to purchase a contract with the same use year of your original contract - and make certain the selling agent and the closing agent are aware that you are doing an add-on. If the use years match, they should be able to close the purchase under your original master contract. (You'll have to provide your member number to them.) This is important to avoid the later necessity of transferring points.

Before adding on at a different resort, make certain you understand the 11-month vs. 7-month booking rules. At 11 months, points are resort-specific.

And, here are some "good places to find resales:"

Is there a cure for addonitis as my wife actually inquired about more points since we have 3 kids and 350 does not divide by 3?!?
I recently saw a thread that listed the different dues per point by resort and I will chalk it up to blind luck that SSR is the most economical of the resorts.

Many thanks! We were pretty astounded, but for our purposes, the cost...er cost savings were too good to pass up, even if we didn't get the approval by Disney - we had to try.

We have all of 2008 points and all of 2009 going fwd, from what I understand. The sellers didn't use any or borrow either. We were not told anything substantial as to why the sellers were selling so low, but I think it was due to a conflict of interest as both the seller and buyer were to use Jaki & Kinn of http://www.resalesdvc.com/

I think we were just spazz-tastically lucky or wildly obsessed to find a good deal. Probably a little of both, LOL!

It depends on where you want to buy. If you want AKV, buying through Disney is PROBABLY better, due to lack of closing costs and current incentives.

If you want a different resort, you will probably save more money going resale, and paying closing costs, because Disney charges much more than resale prices for "sold out" resorts.

And a lot depends upon the size of the add-on. You need to see if Disney has inventory on a sold-out resort, and check their price per point. Then look at the price of a resale. Figure $400-450 for closing costs, and add that to the price, and see which is a better deal. If it is almost a toss-up, go Disney because it will be a lot faster and easier. If the resale is significantly cheaper and you are not in a big hurry....

It doesn't really matter that 350 does not divide by three. Your contracts cannot be divided, in any case, unless you actually bought your 200 and 150 in smaller increments that add up to 200 and 150. Once in the system, the number of points in a contract cannot be split up or altered. You sell or transfer (or inherit) the full number of points. So, at present, you have one 200-point contract that could be transferred to one child and one 150-point contract that could be transferred to another child. Or, the full membership of 350 points could be left to all three children, jointly - in which case any financial difficulty on the part of any one child could adversely affect the DVC membership for everybody (liens, bankruptcy, etc.).

Yes, they could be "broken out," at the time of purchase. Not later.

Actually, once you bought the initial 160, had you asked they would have sold you additional points in increments (add-ons) as low as 25 points, each. (It might have worked to your benefit to add these on, later, however - depending upon how Disney figures closing costs for the initial purchase(s)).

Do you know when they sent it to Disney? I can't wait to see what happens with your contract. If I am not mistaken, there have been NO reports of SSR getting ROFRd (here or on the DIS) in like 6 months.

While I don't pull data from that site (I have other sources which provide better information), I did see the contract to which you refer pass.

The previous HHI contract I have in my data, with a December UY, passed last November at $72.00. That one also had 150 points.

I certainly hope not! While I understand the desire to buy in cheap, SSR was going for $80+ as recently as May/June. If we see a 25% drop in value that fast, it would be a really bad sing for the future of DVC. It is bad enough that prices have been dropping. I'd hate to see the DVC become one of these timeshares so worthless you can't even give them away.

Don't worry - you'll always be able to give them to me :)

But seriously - one person trying to sell their points quickly and therefore lowering the price doesn't mean SSR has devalued. Despite that contract being advertised for two weeks - no-one else lowered their price to match it (in fact, it's still being advertised as they haven't put the "pending" on it yet!)

So although I have another 300 SSR points that I paid $83+ for, I'm not worried that this contract will cause a drop in value.

The lowest I've seen is a 320 point, June UY, contract at $69.00. This one passed ROFR just last month.

I don't want to rain on anyone's parade but I think $63.00 is a tad low to pass ROFR. But, good luck with your offer.

I am adding 50 points resale to my SSR Oct uy. It was sent to Disney on Saturday Sept. 6 for ROFR. I am hopeful. The price was $81.00 point/ I will get 50 banked and 50 reg points on 10/01/08. I don't have to pay DVC dues until 2009. I thought this was a great deal!! :sunny:

I think it speaks more about the present state of DVC and the economy- not really about the future of DVC. I wouldn't worry too much. DVC wants to unload points right now. Contrary to some reports sales must be down. Why else would they lower the min. buy-in to 100 points. In 16 years of selling DVC they never had to make the min. buy-in so low. Right now it appears that buying back contracts via ROFR is not high on their priority list. I think they are trying to make some specific numbers before the fiscal year closes. (Sept. 30th?)

My 160 point contract at $76 per point at SSR was submitted to Disney on Monday, Sept. 8th. I'm hoping for quick approval as the contract has 200pts available immediately prior to UY Feb. 2009. I hope to grab something, anything, during the kids upcoming winter break. Will let you know when word comes back from Disney.

Hey where are you mountainjourno? We are the 2 waiting for word on seriously low SSR ROFRs- isn't the treehouse news exciting??? I feel like if we get through ROFR - either of us- we have picked up the deal of the century. I expect to see an increase in SSR prices soon.

I am worried that the wait for rofr is going to be long with all this DVC BLT blow out going on, and then,,, assuming I pass rofr -- i figure its going to be a looooooonnnnnnngggg wait to close and get in the computer system.

We used Jaki & Kinn as our brokers. Our contract was submitted to Disney either late Tues Sep 2nd for ROFR (or it may of went early sep 3 wed morning)

BCV 270 pt with Sept Use Year. 179 banked 07 pts, 270 08 pts 270 09 pts. Buyer pays closing cost, seller & buyer split 08 MF's. (I got the 07 pts for 'free')

Scatulo: Jaki said she got a bunch at once, so heres hoping you get good news soon! I think she said she got contracts she was waiting for that were submitted Sep 8th and earlier.... but I could be totatllly wrong -- I may have been too busy dancing around to comprehend accurately!

(of course, paired with their Treehouse announcement this morning, I guess I shouldn't be surprised that they decided to snatch up my Saratoga contract! But to be fair, I had no idea that was on the horizon right now!)

AWWWW sorry to hear that- I got news too- My agent said she never got my contracts that I faxed back over a week ago- they got lost somewhere in or after transmission! So now, my contract still hasn't gone to Disney!

Oh well, thanks for dispelling the myth the DVC has TOTALLY stopped ROFRing SSR! Good luck with your next endeavor!

Submitted to Disney on 9/2 just heard that we passed ROFR (9/16)

SSR 200 points at $78pp, Sept uy
185 points banked from 2007
All pts avail for 2008-2009
I will be paying closing costs and a portion of 2008 maintenance fees (Sept - Dec)

passed ROFR 9/8/08..I think both contracts, but waiting for confirmation

passed rofr on the OKW AUG UY contract 9/8 and on the Dec UY on 9/16...they were submitted together I assume, who knows what took a week

I wondered silently to myself and it happened exactly when my 76th post was made. I don't know what the number is for one bedroom and up.

Hi all! We are new to this site, and this is my first post.

Little background: my husband has been a Disney fan for ages, and when we met, I made fun of him for it! Then we went on a trip together, and I caught the bug...and we honeymooned there before moving out of the country (to New Zealand), because we didn't know when we'd be back.

Well - we went back just a couple weeks ago and had a great time. Now we realize what we thought would be true: we love where we live, and we love WDW, and those are pretty much the two places we want to be.

More than that, we are attached to the Wilderness Lodge (where we honeymooned), so we have finally decided to buy into DVC. Since some of the $$ we left in the US isn't attracting such a good interest % right now, and t
