You still have to pay realtor commissions. The commission is the big item. You also pay the the other smaller items as well, such as the $20 ROFR fee that you pay in either case... and you pay the same tems of your contract, so for example, if you are splitting closing costs, those costs all hold as well.

ROFR makes no difference whatsoever to the seller.

All ROFR does is allow Disney to substitute itself for the buyer. All other terms of the contract remain exactly the same.
