Disney’s BoardWalk Villas feature spacious Studio, One, Two and Three Bedroom Villa-style accommodations, many directly overlooking the BoardWalk entertainment district itself. Select from the list below for details on each level of accommodation:

The BoardWalk Villas are somewhat unique within the DVC family in that several different categories of room (views) are available at the time of booking and guaranteed upon arrival. These categories include:
Standard View – Most Standard View units feature a view of the main entrance drive leading to the resort. Other rooms overlook the croquet green, a site that formerly housed a portion of the DVC sales center. Standard View rooms represent approximately 20% of the resort. These rooms are quite popular with BWV owners due to the lower point schedule. They can be difficult to book inside of seven months due to their desirability.
Preferred Boardwalk View – The Preferred Boardwalk View category was introduced in 2003 in response to years of member complaints. Originally, members would book into the “Preferred View” category and only have a 20-25% chance of receiving one of the desirable BoardWalk View rooms.
This category of room falls under the “Preferred” point schedule, but guarantees the guest a room that directly overlooks the BoardWalk itself. Due to the low number of rooms in this category and “magical” experience of looking down upon the BoardWalk and Crescent Lake area, it is difficult to reserve the “Preferred Boardwalk View” rooms inside of seven months.
Note that the environment is somewhat uncontrollable in this particular room category. Rooms on lower floors may well experience disturbance from guests enjoying the BoardWalk below.
Preferred Garden / Pool View – The remaining rooms in the resort (approximately 60%) fall into this final category. This includes rooms that overlook either of the resort pools, garden areas and the canal that runs from Crescent Lake to Disney-MGM Studios.
